Is a Building and Pest Inspection in Sydney Really Necessary?
A building and pest inspection is actually highly recommended for every Sydney property bought or sold- including new home builds, existing homes and even apartments.
When it comes to a building inspection there are a few items that must be inspected and must pass in order to be considered inhabitable, safe and structurally sound.
- All electrical work throughout the home
- All plumbing and drainage throughout the home
- Checking the safety, seasonal condition, and durability of all windows and doors
- All fittings and lighting fixtures must be inspected and spot removals to inspect inside fittings
- Any cabinetry [including kitchen and bathroom cabinets]
- All walls
- Any underfloor storage spaces
- Entire roof and eaves [including gutters]
- Driveways and garage or carport areas
- Any retaining walls [if applicable]
- Any sheds or outer houses on the property.
Sydney pest inspections?
When a pest inspection is considered there are a few different types of pests that are of concern, mainly termites and white ants. These are pests that can actually do damage to the physical frame of the structure. The main item to remember is that a building inspection and a pest inspection are separate and should be treated as such. A thorough pest inspection should be conducted annually on a home, whether it is vacant or not.
When reviewing a pest inspection report it will alert you in three areas:
- Past pest problems
- Current pest problems
- The likelihood of future pest problems.
The pest inspector will more than likely give you tips and ideas on how to naturally eliminate these pests from your home. Some of the recommendations are great, and they work. However, make sure you enquire as to the severity of the problem. Once you remove the pests will there be repair work that needs to be completed?
There are very good reasons to use a more natural approach to pest treatment. Not only is it more cost efficient, but it is safer for family members and pets. Lastly, the possibility of contaminating other plants and water is null.
Remember, you will need a building inspection separate from a pest inspection because a building inspection does not inspect for pests, such as termites.
