  1. Seek recommendations

A good way to get an idea of who the best local real estate agents are, is to listen out in your local area. This could be asking family, friends or neighbours.

Has anyone you know recently sold their property? Find out who they used and find out about the experience. Would they recommend the agent they used?

Do your research online to see which local agents come recommended and have a strong reputation in the industry and your local area. Get onto trusted local directory sites and networks and see who people are talking about.

  1. Check recent sales by this agent

In real estate, an agent is only as good as their recent sales and track record.

Whether you do your research online or request specific information from the agency itself, you can get a good feel of an agent’s ability by finding out the following:

    • How many properties they sold in the last 6 months
    • How long each property took to sell. The quicker the better
    • What types of properties are they selling? If you own a house, there is no point in engaging a real estate agent that mainly sells apartments
    • What is the price range of properties they are selling?

This research can help you establish if a particular real estate agent is a good match to your property type and price range and most importantly, assess if they are capable of selling your property as quickly as possible for the highest selling price.

  1. Interview each real estate agent

Once you narrow down your options, select at least three real estate agents to meet and interview.

Common questions you can ask during the interview process:

    • How long have you been servicing the local area?
    • Can I see your portfolio of recent sales?
    • Can I speak to some of your recent customers?
    • What is your fee structure?
    • How will you market my property? And who will pay for the marketing- me or you?

Ultimately it is important to engage an agent you feel comfortable with and this can only be determined by meeting them face-to-face.
