It may not be something you hear about too often, but property scams do exist. What do they look like and how can you avoid them?.

We did some research and this is what we found.

  1.       Property title fraud

Often, this starts with identity theft. Good thing, potential property buyers can avoid buying fraudulently held property by doing some inspections. Enlisting the help of a property lawyer or conveyancer can help you do the right title searches on any property you may planning on buying.

  1.       Online rental property scams

A rental property posted online with unusually low costs always sounds too good to be true. Most likely, the ads will use fraudulent information and photos. Eventually, “fake” landlords will initiate a meeting or a form of transaction that requires rental deposits and transfer of keys without proper inspection. Always do a thorough research first about the property before agreeing to anything.  

It is always best to find a rental property through a reputable real estate agent instead of dealing directly with the owner.

  1.       Home improvement scams

As much as you want to improve the value or appeal of your property, doing the right checks over your tradies should not be overlooked.

There are many fraudulent tradies and builders around who will seemingly give you the best deal and price for your home renovation or repair jobs only to deliver substandard or poor quality work. Research your builders and other contractors like plumbers and electricians on their previous work, qualifications and experience. It is always safer to source tradies from trusted referrals and reputable trade networks that have stringent quality checks in place.

Always ask for a quote in writing.
